What is Fitwel Certification?
Fitwel is a building certification program designed to improve the health and wellness of people in built environments. While green building programs address the health of buildings and the environment, Fitwel addresses the health of occupants and residents. When paired together, properties that are green building and Fitwel Certified are able to quantify both the “E” and “S” in ESG.
With nearly 2,500 certified properties across the U.S. and 3,175 projects certified globally, Fitwel offers a pathway to track & demonstrate social responsibility.

Fitwel Certification Process
1. Discovery Call
We review your project plans (if available) and certification goals to create a game plan that meets your timeline and criteria.
2. Kick Off
Our team will register your project to the Fitwel Certification Platform and kickstart your project.
3. Implementation
We handle everything from there - from educating your team, to ensuring credits are properly implemented and tracked.
4. Review
We submit all the necessary paperwork and certification documentation, then work with the Fitwel Certification Team on any adjustments or clarifications. The entire review process typically takes 12 weeks.
5. Certification!
Congrats – you’re ready to tell the world about how your project is leading the change toward a healthier built environment! We are here to support with getting the word out with data, sales team talking points, or creating a one-of-a-kind marketing piece.

There is a standard registration fee of $500 per project. Certification Fees depend on the size and type of the project. Reduced pricing is available for “Campion” partners who commit to applying Fitwel at scale across their portfolio. In addition to the fees from Fitwel, SEM has a verification fee that also may vary due to the size & type of project.
Fitwel Certification is valid for three years. After this period, projects must be recertified to maintain their Fitwel status.
Fitwel Certification focuses specifically on health and wellness aspects of buildings (i.e. location, active design strategies & operational items), while other rating systems, such as LEED, ENERGY STAR, and NGBS, encompass the sustainability, energy efficiency, and resource management of the building itself. Fitwel pairs well with green building certifications to create both a healthy & sustainable property.
Yes! Existing buildings can pursue Fitwel Certification by implementing strategies that improve the health and well-being of their occupants. Fitwel offers guidance for both new construction and existing buildings.
